Discounts
Every price cut of more than 20% we have observed, in each market that quoted one, with this game's chart position on either side of it. These are episodes, not a model: a sale is one event, and one event cannot tell you what the next one will do.
Reviews, worldwide (the counter carries no country): 0/day in the week to Aug 13 → 0.14/day in the week after.
For scale, across Steam · Top Sellers · Brazil over the last 30 days: the 26 chart moves that followed a price cut of more than 20% went a median of 7 places towards #1, and the 2,400 moves with no price cut behind them went 2 away. One store, one chart, one country — it is the only place we have enough observations to say even that.
Prices outside the United States have been collected since 6 August 2026 and chart positions since 19 July 2026, so a cut older than that has no market to compare and a market that joined later has no history yet. Nothing here is converted between currencies.
About
Landlord Simulator puts you in the shoes of an ambitious property mogul. Claim your first rental unit immediately, generate instant cashflow, and rapidly scale your portfolio. In this deep 2D map-based simulation, success rewards aggressive strategy, smart investments, and hands-on crisis management.
Instant Property Ownership & Fast-Paced Gameplay No waiting around for passive income. Start with a functional rental unit from second one, take on high-reward local contracts to keep active while rent accumulates, and unlock massive high-tier properties early in your run.
Dynamic Tenant Simulation Every tenant comes with hidden backstories, unique personalities, and financial habits. Conduct thorough background checks or go with your gut. Will you risk renting to high-paying troublemakers, or settle for quiet, low-yield reliability?
Reputation & Landlord Rating Your actions dictate your market reach. Maintain a high Landlord Rating to attract wealthy, reliable tenants willing to pay premium rent. Neglect your portfolio, and you'll be forced to deal with high-risk renters and shady individuals.
Hands-on Renovations & Property Upgrades Transform dilapidated apartments into luxury real estate. Choose your investment strategy - from budget repairs for quick cash to high-end furnishings that attract specific, highly profitable tenant demographics.
Unpredictable Emergencies & Legal Risks Property management is never quiet. Respond to sudden pipe bursts, gas leaks, noise complaints, and illegal tenant activities. Treat tenants unfairly or withhold deposits unlawfully, and you’ll face heavy lawsuits that eat directly into your profit margins.
Global Events & Economic Shifts The market never sleeps. Adapt to a dynamic economy influenced by local tenant dramas, global crises, international conflicts, and sudden inflation spikes that alter property values, commodity prices, and interest rates.
Integrated Financial Markets Don't leave all your wealth in brick and mortar. Diversify your capital by trading stocks, cryptocurrency, and precious metals to hedge against inflation and maximize your wealth.
Total Sandbox Freedom (Custom Mode) Play your way. Prefer pure real-estate management without early-game contracts? Tweak payout multipliers, adjust event frequencies, disable specific requirements, and craft your ideal sandbox experience from day one.

if i play a game 65 hours, then i think i like it.
Quick review: 7/10, worth it for the price. Long review: For a game in Early Access produced by a single developer, it’s a complete game—simple at first glance, but fully polished. It still has some bugs and glitches, but overall, it’s totally playable. There are still some details that need polishing, but in all my years on Steam, I’ve never seen so many updates or a developer so closely engaged with the players. Just today, they added new content and released three patches to improve or fix various details—and they do this every week. It’s a laid-back game, very 2D but with more depth than it appears to have, centered on real estate but with plenty of elements related to stocks, metals, crypto, and more. Looking forward to continuing to explore and see new content!

Early Access review as of August 2026. It is a simple, but good Landlord tycoon game. I think the game needs more content, but it is early access so that's expected. I would like to see some more mini-games added, even some luck-based ones like going to a casino to play Poker, Blackjack or even slot machines. As an Australian, I hope to see a bunch of houses/apartments added to Australia and not just the major cities either, but maybe even a few of the larger towns could have houses to buy from. Commercial properties. I think it'd be interesting if you could purchase a storefront and rent it out and the tenant will have a specific type of buisiness there. However, unlike a normal house, the Tenant can possibly get in debt and go bankrupt and the amount of rent you charge them can influence this mechanic, so if you charge them too much, too soon their buisness might not survive, but if you only charge them low rent at first, maybe their shop will have a chance to grow and develop further, but it is always possible a tenant might just be incompitent and go bust regardless of their rent. Maybe late game when you become very rich you can purchase entire malls with multiple shops and you can rent these out, but you also have to hire security and janitors to maintain the mall common areas. Anyway, I think Landlord simulator will keep getting better over time as features and content is added.
I bought this game to support a developer I know, and to be able to see the progress. The game is not a polished gem just yet, but I see a fast pace of progress, genuine effort to respond to player feedback on Discord, and the promised roadmap reflects which features players want the most. The game still needs work. Clearly. Even the EA description is very honest about that. If you are interested in a late beta Early Access, just keep it on your wishlist and revisit later. If you however want your feedback to have some impact on the game development, there is no better time than now. The asking price is a bit of a gamble: The game itself is not worth this much yet. It may be worth it later. But more importantly, you can help shape it, and by purchasing it, you support a young and passionate indie developer in her first game release.
I enjoy the game alot. There are some bugs here or there but it is early access and should always be expected. I would recommened this game for sure. The dev works fast and hard at fixing the bugs as well.
i dont get why this mixed reviews this game quite fun can be slow at start once get hang of it really fun cant wait for more updates what got plan 10/10
Good game I hope it progresses more! Great opportunity for cool things!
A game with promise. Progress is a little slow but then empire building takes time. I found the best way to make money is PARKING. I bought parking bays near concert halls/sports venues, charge by the hour, employ an attendant then collect the money.
This is a fun landlord game, the main game is good on itself, but the minigame gigs is not my favorites. So i try to skip them and focus on crypto trading. Lots of options, you can renovate your property or upgrade them to raise the amount of money you can ask. My opinion: The game has an great potential, but their is some work to do.
Well worth the cheap price at this point in Early Access. The slow start is offset by the games you can play like lawn mowing, dog walking, etc and the other options for investment. A very fun game and it is good that that this game is being constantly developed. Works very well on my Steam Deck which I use keyboard and mouse on. I would not be surprised if this got Steam Deck Playable at minimum.
